Canyon View Estates Rezone and Platting Case 10-6-2008

The comments below and in the attached letter to Tom Nelson, Nancy Pease has outlined many important issues regarding trail easements, acquisition and connectivity. She has asked very clearheaded questions about whether we are following our adopted plans as they expected us to and in other cases are we following the spirit of their intent.

This is a good presentation drawing together the relevant components of many of the plans our community has adopted, including the draft HDP, as it related to trails and connectivity. Please give it a read and maybe we can talk about it at the February meeting.

Creek View Estates

The Creek View estates is a 26 acre rezone and plat at the SE corner of RC Rd and Goldenview Dr. Wetlands are present, and the developer is proposing to use the clustering method for the on-site septic system for some of the areas (on the south side of Lt. Rabbit Cr), and that the stream slopes are steep. It is proposed to have two driveways access onto Rabbit Cr Rd which will feed 6 houses, with the rest of the subdivision accessing via 156th.

Gudveina Stream Easements

Gudveina Stream Easements (upstream from Creek View Estates rezone/plat). This can give an idea about what pedestrian easements there are in the area (our 2020 Comp Plan calls for connectivity of ped facilities and trails in some of the policies and this is a good example of how one could connect). 4/26/2008.
